The North Branch River Works Site Study is situated across two of Chicago’s Planned Manufacturing Districts on the North Side of the city – part of the Elston and Clybourn Industrial Corridors. As manufacturing companies within the 34 acre site relocate to new areas, there are fresh opportunities for planned development on the site. Market assessments concluded that the most successful and compatible land uses for this area include High-Tech Offices, Light Manufacturing, Breweries/Distilleries and R&D facilities. KOO investigated three different ways in which this site could be redeveloped given different ownership scenarios. These scenarios addressed development density, building preservation, right-of-way reconfiguration, bicycle infrastructure, public transit, parking/congestion, and river edge improvement.
