The Lutheran School of Theology at Chicago (LSTC) currently occupies an underutilized 97,000 SF, mid-century building in Hyde Park, and can consolidate space to allow for a portion of the building to be shared with other programs that are part of the University of Chicago. KOO was tasked by the University to provide a programming study determining the extent of possible consolidation by LSTC (including identifying functions which could be shared between the two), and the usable square footage which could be freed up for potential University of Chicago use. KOO ultimately provided two programming concepts, depicting graphically and clearly how the buildings spaces could be divided to best serve the functions and goals of both entities, while maintaining efficient circulation. The study resulted in solutions that not only maximize the potential usable and marketable area for future the University of Chicago tenants, but were also sensitive to LSTC and the building’s existing infrastructure and functions.
